Job Description:
Servicing Northeast Florida: Saint Johns County, Duval County, and Clay County. Hiring Experienced Property Manager for a Director Position with an Established Property Management Company located in Northeast Florida. (Retired Military, retired police, retired first responders are a plus) Qualified candidates must possess the following:- Must have a Florida Real Estate License.- Must possess leadership and time management skills.- Must be comfortable working in a fast paced environment.- Must be familiar with residential / multi:family leasing.- Software experience is a bonus (Promas, Appfolio, etc.).- Minimum 2 year experience in residential leasing and property management required.- Responsible for directing, training current property managers and recruiting new ones.- Growing the property management division and control loss.- Manage the property operations of multiple residential properties.- Develop and implement a strength, weakness, threat and opportunity assessment for each property, update annually.- Implement revenue enhancement programs and cost saving initiatives to maximize cash flow at each property.- Primary point of contact for tenants in his/her portfolio.- Negotiate and manage all vendor contracts.- Initiate and manage major/minor repairs, owner/tenant improvements.- Prepare monthly/quarterly management reports and financial variance reports.- Abstract and manage tenant leases ensuring compliance with all lease terms.- Oversee tenant receivables including collections.- Oversee Invoicing tenants for all billings and rent charges.- Maintain insurance and tax compliance files.- Manage marketing programs.- Must know Fair Housing Rules.- Must be open to travel as needed to our inventory.- Relevant Real Estate certifications and designations a plus.- Understanding of Microsoft programs.- Current member or willing to join local Realtor Board and MLS- This position will require in and out office management M:F (Mainly In Office) and available by phone Saturdays and Sundays.- Home access to internet, printer and scanner- Reliable transportation- Excellent written and verbal communication skills- Exceptional customer service skills We offer full confidentiality for those looking to make a change.Pay will be commission based.
